Identify the owner and authorized contact
Tell us whether the request comes from the property owner, manager, or tenant. Identify the person authorized to approve the scope and any spending limits that need to be discussed before additional work.
If another provider owns the solar equipment, establish its service requirements first. Do not assume a property-management instruction changes an equipment lease or authorizes access to someone else’s monitoring account.
Describe the service need separately from billing
For an operating concern, provide equipment alerts, monitoring timestamps, and the last normal production period if known. A tenant’s electricity-bill increase alone does not establish a solar fault; usage and electricity-plan changes may also need review.
For cleaning or roof work, provide panel count, access information, and the other contractor’s schedule. Keep a separate brief for each property so equipment records and appointments are not confused across addresses.
Create an access and communication plan
The owner or manager should handle required tenant communication and access permissions. Sun Ray’s appointment confirmation does not replace those responsibilities.
| Project detail | What to arrange |
|---|---|
| Work authorization | Who approves the initial scope and any quoted changes? |
| Property access | Who coordinates tenant access under the applicable arrangements? |
| Monitoring access | Who owns the account and can provide authorized information? |
| Updates | Who receives findings, quotes, and scheduling changes? |
| Records | Where are completion details and unresolved items kept? |
Apply the correct service pricing
Diagnostics use a $200 nonrefundable deposit for the visit and initial assessment, credited toward approved repairs and retained if repairs are declined. Panel cleaning is $15 per panel. Combined removal and reinstallation has a $160–$220 per-panel planning range; the written quote confirms the scope.
Battery installations, new systems, and other special projects receive a custom quote. There is no travel fee within our coverage. This page does not promise a recurring management contract, priority response, or portfolio discount; tell us what arrangement you need reviewed.
