Build a buyer-ready solar folder
Include equipment brands and model information, installation records, available warranties, service history, and dated production reports. Add records of roof replacement and any panel removal and reinstallation.
Create a short cover note listing what is available and what is still being requested. Keep private loan details and account credentials out of public listing materials. Share sensitive transaction documents only with the appropriate parties through their approved channels.
Resolve ownership and agreement questions early
Identify whether the system is paid off, separately financed, leased, or covered by a power purchase agreement. Ask the relevant provider for its written sale or transfer process and give the documentation to the professionals handling the transaction.
Your buyer’s lender may need to review the solar arrangement. Fannie Mae’s guidance treats ownership and financing structure as material to underwriting. Your agent, lender, title company, and agreement provider should confirm what applies to this sale.
Do not describe a contract as transferable or a balance as paid off until the relevant party confirms it. A solar service company can address equipment concerns but does not approve loan or lease transfers.
Show performance with dated records
Export available production history with the period clearly shown. Identify any data gaps or dates when equipment was serviced. If you share electricity bills, explain that they reflect your usage and the plan in effect at that time.
Avoid promising a particular buyer bill, fixed savings, or a sale-price increase. Give the buyer the records needed for their own review. If an app is offline, describe it accurately and arrange help instead of presenting missing readings as current production.
Address known problems before the final rush
Record alerts, reported production concerns, and outstanding work. Send the exact issue to a solar professional and request an agreed diagnostic scope. Keep the findings and any approved repair records with your solar folder.
Sun Ray Solutions handles requests for troubleshooting, monitoring help, and solar work associated with roof replacement across DFW. Share the listing or closing deadline when requesting service; scheduling and parts availability must be confirmed.
Ask what written findings can be provided. A service record documents the agreed work and observations, not blanket certification of the home or a promise that no future issue will occur. Our diagnostic visit requires a $200 nonrefundable deposit credited toward approved repairs; additional work is quoted separately.
Plan the handoff to the new owner
Give the buyer the equipment and service contacts, available manuals, and the authorized monitoring-transfer instructions. Confirm required account steps with the provider. Do not place passwords in a general handoff sheet.
Coordinate any remaining work, access, and approvals through the people handling the sale. Keep warranty questions, electricity-account questions, and solar service questions assigned to the right provider.
For DFW agents: you can share this guide with sellers and the companion buyer guide with purchasers. If a client needs service, include the property city, specific concern, deadline, and the person authorized to approve work.
